NATURE OF WORK
Reporting to the Senior Property Manager, the Strata Manager (Trainee) is the primary link between the Management Company (C&C) and its client strata corporations and is accountable for the management and control of assigned properties. Major responsibilities including researching, developing, recommending and implementing a wide variety of action/work and maintenance programs as assigned by the strata council members; preparing and administering a number of budgets simultaneously, including control and follow up on Accounts Receivable and Payables; providing an advisory service to the strata corporation, strata council, strata lot owners, real estate professionals, buyers, appraisers and members of the legal profession, on matters pertaining to property and strata management; writing strata council and general meeting minutes and letters or reports on behalf of the strata corporation; preparing disclosure documents such as the forms found in the Strata Property Act and attending to any filings at the Land Title Office; representing C&C at meetings of the strata council, strata lot owners and/or the strata corporation at a variety of external meetings with consultants (including court or other quasi-judicial hearings) and, maintaining and updating databases used by the company.
The Strata Property Manager (Trainee) has the personal credibility and flexibility, which allows successful interaction with strata lot owners, the strata council, service companies, trades, professionals and agencies. Critical to this position is the ability to successfully lead the strata corporation and to cultivate a positive image of C&C within the strata community.
The incumbent is also required to have a familiarity with and ability to interpret a variety of legislation including the Strata Property Act and Regulations, Real Estate Act and Residential Tenancy Act and to explain the applicable laws.
This position involves flexible working hours as preparation and attendance at evening or weekend meetings is required. As well, the incumbent will be required to carry a 24-hour emergency pager on a rotational basis and to respond to any emergencies that may arise on such a rotation.
May be required to act as a Leasing Agent for strata lot owners renting their units.
QUALIFICATIONS
Required Education and experience
University Degree or diploma from a Technical Institute (or equivalent), preferably with emphasis in business, law or science.
AND
Three years relevant business experience at a responsible level.
OR
An equivalent combination of education and experience
AND
Must meet any requirements set forth from time to time by C&C's bonding company.
Required Knowledge and Skills
- Excellent verbal and written English language communication skills.
- Ability to work independently.
- Ability to work flexible hours.
- Aptitude to read, interpret and explain financial statements.
- Basic understanding of strata corporation insurance coverage.
- Understanding of the role of the Workers Compensation Board (WCB) and third party legal liability insurance in regards to services purchased by a strata corporation.
- Excellent interpersonal, organizational and problem-solving abilities.
- Demonstrated ability to write specifications or scopes of work and a demonstrated understanding of the bid and tendering processes.
- Presentation and demonstrated report writing skills.
- Effective consulting and negotiating skills.
- Good research and analytical skills.
- Excellent knowledge of the Strata Property Act, Regulations and related legislation.
- Knowledge of and ability to utilize computer systems and programs including Word, Excel, Access, Outlook, Palm, QuickBooks and Yardi.
- Valid BC driver's license.
